GOOD NEWS ARIZONA REAL ESTATE
shows an industry still in shambles, but a bright spot in Arizona.
According to the group's third-quarter report, the largest sales gain
among states - 28.3 percent over the second quarter - was in Arizona.
California and Nevada were close behind.
Still, four out of five metropolitan areas recorded lower home prices in
the third quarter from a year earlier, while existing-home sales fell in
32 states from the second quarter."

REAL ESTATE MARKET - GOOD NEWS!
Investors are flocking to bargain homes, an article from azcentral.com, reports that the Phoenix area hasn't seen a wave of real estate investors like this since 2005. However, these are experienced landlords, unlike the many novices we saw during the boom. Savvy home-buyers, especially first-timers, are scooping up the bargains as well. The lowest-priced homes are getting snapped up. While many of the homes fall under the foreclosure umbrella, buyers are "performing the liquidator function, restoring the value of underperforming assets." Experts are hoping that Phoenix will soon reach that tipping point where the number of sales meets or exceeds the number of newly listed homes. http://www.azcentral.com/community/glendale/articles/2008/10/10/20081010gl-swann1011-ON.html

A NEW BOOK TO HIT THE SHELVES
Dear Friends,
Today, there's a new book out that I know you'll want to read and share with your colleagues and friends.
It's called The Contrarian Effect: Why it Pays (Big) to Take the Typical Sales Advice and Do the Opposite. My sister, Elizabeth Marshall, is the co-author on this book and I wanted to support her by sending this email. But, that's not why I am recommending you read it...
You see, this book is about how anyone who sells for a living (entrepreneurs, small biz owners, etc) can sell more effectively without selling out. The typical sales tactics such as cold calling and closing techniques don't work like they used to and don't fool today's savvy customers. There is a better way to to reach today's customer in today's market, and this book is filled with strategies and ways to do just that.
Sound like something you want to read? Check it out on Amazon here:
http://www.snipurl.com/contrarianeffect <-- LINK TO ELIZABETH'S BOOK
If you like what you see, then you really want to check out what they've done to reward people for buying the book today...
To officially launch their book, Michael and Elizabeth have put together a never-been-done-before (and totally contrarian) book launch that is off the hook! In
fact, I think it's so creative that I encourage you to check it out here:
http://www.contrarianeffect.com/auction <-- BOOK LAUNCH EVENT
As part of their book launch, you have a chance to get some pretty amazing business products and programs, such as:
* two tickets to the Inc. 500 Conference in Washington, D.C
* a seat for Michael Gerber's Dreaming Room Workshop (worth $3000) - he's the author of The E-Myth
* premium business software from Mindjet, Daylite and iThemes
Now, you may not be interested in their book launch event. That's ok. Just be sure to check out the book on Amazon (only $13) and buy a copy for yourself or for other people in your network.

PROMISING NEWS, REAL ESTATE AGENTS AND SELLERS!
The market peaked three years ago, and is now in the process of bottoming out. “Are we there yet?” is a common refrain of kids on summer vacation. Lately, it has become a common refrain of our clients, looking for the bottom of the housing market.
While there has been some progress, we are not yet past the bottom. Some of the good news:
· Home resales in Maricopa County have been steadily increasing since the first of the year (page 15)
· MLS listings have been falling for the past three months, in spite of a glut of foreclosures (page 14)
· New home prices in Maricopa County are back to ‘normal’ (page 13) Phoenix has affordable housing again
· Lots of refugees from California are still moving to Arizona (page 8)
· Incomes continue to grow (page 9)
· The gap between asking prices and selling prices has returned to normal (page 18)
· Lenders are moving repossessed homes to market quickly – more than half of the homes sold in Pinal County during May were bank-owned
There are a lot of capable buyers in the wings, simply waiting for a clear sign that they will not be “catching a falling knife”. We’ll know we’re past the bottom when foreclosures begin to fall. That will happen sooner if the national ‘housing rescue’ legislation, expected to become law this month, effectively mitigates some expected foreclosures. Also, as financial institutions return to health, mortgage rates should begin to fall, reflecting the substantial rate cuts already put in place by the Federal Reserve Board.
The picture looks a lot like 1991. We’ll soon be seeing the beginning of a new cycle in the housing market.

HOUSING MARKET REBOUND
Friday, May 2, 2008
SOME GOOD NEWS!
In regards to RE in AZ, I’d say that our “number of transactions” count in Maricopa is trending up; one report comparing March 08 to Feb. 08 showed a 27% improvement and a high compared to the previous 6 months. No one is taking the position that they have any pricing power yet and in fact, the median prices for homes is still slipping while not as much as before.
The units sold trend is encouraging that maybe we will start to see real improvement through the balance of ’08.
Encouraging!!
