THE FIRST KEY TO UNLOCK THE HOUSING CRISIS
My favorite Arizona Realtor, Craig Peck, sent me this article on what NAR thinks is the first step to turn around this housing market:
NAR believes that the current first time buyer tax credit would provide a more beneficial stimulus if the repayment requirement were eliminated. In addition, the credit should be available for all purchases of a principal residence and not restricted solely to first-time homebuyers. It should also be extended through December 31, 2009.

BUYER LOOKING FOR PROPERTY
Do any of you have a listing that fits the following description:
I have a buyer that is coming in on Wednesday to do a tour. He is prepared to buy when he is here and Thursday we are going to be putting in offer(s). Here is what the buyer is looking for:
1)MUST have clear unobstructed ocean views from inside the HOUSE (no condos)
2)Price range up to 500K asking price
3)Located between Laguna shores and Mayan PalaceLets make a sale this week.
This is a cash buyer so break out with any deals that you might have that you would like me to sell for you on Thursday. I will need the keys, pricing, a picture and location of your property by Wednesday morning.

GOOD NEWS ARIZONA REAL ESTATE
Grant MacKenzie Sr of Re/Max Legacy here in Rocky Point sent me this link and this article on the housing market in Arizona:
shows an industry still in shambles, but a bright spot in Arizona.
According to the group's third-quarter report, the largest sales gain
among states - 28.3 percent over the second quarter - was in Arizona.
California and Nevada were close behind.
Still, four out of five metropolitan areas recorded lower home prices in
the third quarter from a year earlier, while existing-home sales fell in
32 states from the second quarter."

REAL ESTATE MARKET - GOOD NEWS!

Investors are flocking to bargain homes, an article from azcentral.com, reports that the Phoenix area hasn't seen a wave of real estate investors like this since 2005. However, these are experienced landlords, unlike the many novices we saw during the boom. Savvy home-buyers, especially first-timers, are scooping up the bargains as well. The lowest-priced homes are getting snapped up. While many of the homes fall under the foreclosure umbrella, buyers are "performing the liquidator function, restoring the value of underperforming assets."
